Rural living on the edge of the growth corridor
Tynong is a small rural locality on the Princes Highway and the Gippsland railway, between Nar Nar Goon and Garfield, in the Cardinia Shire. It is best known to many travellers for the theme park on the highway, but for residents it is a quiet district of farms, horse properties, rural residences and a small cluster of homes near the station. To the north, Tynong North climbs into granite hills and forest, with homes on large bush blocks and winding roads.
We renovate bathrooms, ensuites and laundries in Tynong 3813 and the surrounding area, including Tynong North. Most homes in the district are on larger blocks, which brings its own set of considerations for a bathroom renovation.
The homes of Tynong
Farmhouses and older rural homes
Many older homes in Tynong are farmhouses or rural cottages, some dating back many decades and extended several times. Bathrooms may sit in later additions, on timber floors over stumps, and connect to septic systems and tank water. Some homes have bathrooms that have been renovated in parts over the years, with different floor levels and materials meeting at awkward junctions.
Rural residences and acreage homes
Newer homes on acreage, built in the last few decades, are often larger, with an ensuite, a main bathroom and a generous laundry. Owners frequently want to update dated bathrooms from the 1990s and 2000s with larger showers, freestanding baths, better storage and improved heating.
Homes in Tynong North
In the hills of Tynong North, homes sit among trees and granite outcrops on sloping land. Some are built on elevated timber floors or split levels, and access can be steep. Tank water and septic systems are standard.
Water and drainage
Most Tynong properties rely on tank water with pressure pumps and on-site wastewater systems such as septic tanks. Water pressure varies with the pump, and sediment can affect tapware over time. We choose fixtures that perform well with pumps, recommend thermostatic mixers for steady shower temperatures and plan drainage to suit your wastewater system. Large freestanding baths and multiple shower heads put more demand on water and wastewater systems, so we discuss this when planning.
Horse and farm properties
Tynong has many horse and hobby farm properties. Households that spend time with animals and in paddocks need practical spaces at the back door: a laundry with a deep tub for rinsing gear, a hard-wearing tiled floor with a floor waste, hooks and storage for riding gear and coats, and sometimes a separate shower near the entry. We enjoy designing these rooms so they cope with daily life while still looking good.

Space to work with
Acreage homes in Tynong often have larger bathrooms than town homes, which opens up design possibilities. A walk-in shower with a generous fixed panel, a freestanding bath beneath a window with a rural view, a double vanity and plenty of storage can all fit comfortably. Larger rooms need careful design so they feel cohesive rather than empty. We think about zones, lighting and materials to make the space feel balanced.
Views and windows
Many Tynong homes look over paddocks, hills or bush. Positioning a bath or vanity to take advantage of a view can make the bathroom a favourite room. Where neighbours are far away, privacy needs are lower, and larger windows may be possible. In winter, though, large windows lose heat, so double glazing, good window coverings and heating are worth considering.
Waterproofing to AS 3740
Every wet area we build in Tynong is waterproofed to AS 3740, with bond breakers, sealed penetrations, puddle flanges, doorway upturns and full cure times. On timber floors in older homes, we prepare the floor structure and substrate carefully. Photographs of the membrane are provided at handover.
Older materials
Older farmhouses and additions built before 1990 may contain asbestos. We check before demolition and arrange testing and licensed removal where needed.
Heating and ventilation
Tynong’s open country can be cold and windy in winter, and the hills of Tynong North cooler and damper again. Ducted exhaust fans, heated towel rails, in-floor heating and insulation all help keep bathrooms comfortable and dry.
Access and logistics
Long driveways, gates, stock and steep roads in Tynong North all need planning. We agree access arrangements in advance, including gate etiquette, where trades park and where materials and skips are placed. If you have animals, let us know so we can keep gates closed and work safely around them.
Our process
1. Design consultation at your property.
2. Written scope and design.
3. Selections guidance.
4. Construction with waterproofing to AS 3740 and full cure times.
5. Handover with a walkthrough, compliance certificates and care notes.
Wastewater systems and renovations
Rural homes in Tynong depend on on-site wastewater systems. A bathroom renovation can affect these systems if new fixtures are added, such as a second shower, a bath or an extra toilet. More fixtures may mean more water going into the system. If your renovation adds fixtures, it is worth checking whether your system has capacity. We can discuss this with you and, where needed, suggest you consult a wastewater specialist. Choosing water-efficient fixtures reduces the load on both tanks and wastewater systems.
Older farmhouses with character
Some Tynong farmhouses have character worth preserving: old timber floors, high ceilings, original windows and doors. In these homes, we aim for bathrooms that feel in keeping with the house. Classic tiles, timber vanities, framed mirrors and traditional tapware can sit comfortably alongside modern comfort features like heated floors and level showers. We take care to protect original features during the renovation.
Ensuites in acreage homes from the 1990s and 2000s
A large number of acreage homes around Tynong were built in the 1990s and early 2000s, and their ensuites share a recognisable style: a corner spa bath that is rarely used, a shower with an acrylic base and a framed screen, a long vanity with a laminate top and a single basin, and wall tiles to a set height with a border. Many of these rooms are generous in size but awkwardly arranged. Corner spas take up a large share of floor space and can be difficult to clean, and their pumps and jets often stop working.
Renovating these ensuites offers a great opportunity. Removing the corner spa can free space for a large walk-in shower with a fixed glass panel and a bench seat. A freestanding bath can take its place if the owners still want a soak. A double vanity with drawers, a tall storage cabinet and recessed shaving cabinets resolve storage problems. Floor-to-ceiling tiling, warm lighting and heated floors transform the feel of the room. Because the room is already large, the result can feel like a true retreat.
Planning around the seasons
Tynong’s rural roads and driveways can become soft in wet winters, which affects deliveries and skip bins. Where possible, we plan heavy deliveries for drier periods and agree on hard-standing areas for vehicles. Long cure times for waterproofing in cold weather are built into the schedule so the work is never rushed.
Laundries big enough to work in
Acreage homes often have room for a generous laundry. A long bench for folding, a deep tub, a dedicated hanging rail, storage for cleaning and animal supplies, and a door straight to the clothesline make the room a pleasure to use.
Homes between the highway and the hills
Tynong homes range from older weatherboards near the highway to newer houses on rural blocks toward the hills. Traffic noise affects some properties. A solid-core bathroom door, acoustic insulation in walls during the rebuild and well-sealed windows make a bathroom calmer. These upgrades are easy to add while the walls are open. They are much harder to add later.
