Where the city fringe meets the country
Nar Nar Goon sits on the Princes Highway and the Gippsland railway just east of Pakenham, in the Cardinia Shire. It is a small township with a station, a primary school, a general store, a recreation reserve and a strong community feel, surrounded by farmland, rural residential blocks and, to the north, the hillier country of Nar Nar Goon North. With Pakenham’s growth reaching ever closer, Nar Nar Goon has become popular with people who want a country setting while staying close to the city’s services.
We renovate bathrooms, ensuites and laundries in Nar Nar Goon 3812 and the surrounding area. It sits at the western end of our service area, and we travel there regularly.
The homes of Nar Nar Goon
Township homes
Within the township, homes range from older weatherboard cottages and post-war houses to brick veneer homes from the 1970s onwards and some newer builds. Older homes often sit on stumps with timber floors and have small, original or once-renovated bathrooms. Waterproofing in these rooms is frequently minimal by modern standards.
Rural residences
Around the township, many homes sit on rural residential blocks of a few acres. Many date from the 1970s to the 2000s and have the bathroom styles of their era, from pastel tiles and built-in baths to corner spas and framed screens. Owners commonly want to modernise these rooms with larger showers, better storage, improved heating and finishes that suit a country home.
Nar Nar Goon North
North of the highway, the land rises into hills with larger properties among trees and pasture. Homes may have elevated floors, long driveways and tank water and septic systems.
Water and drainage
Some township homes are connected to reticulated water and sewer, while many rural properties rely on tank water and septic systems. We confirm your supply and drainage during the consultation and select fixtures and plan wastes to suit. Pressure from tank pumps varies, so we recommend shower heads and mixers that perform well with your system.

Close to the city, built for the country
Many Nar Nar Goon homeowners have moved from suburban Melbourne and bring city expectations for finishes and design. At the same time, country life brings practical needs: mud, dust, animals, tank water and septic systems. Good design brings these together. A bathroom can look polished and contemporary while being robust enough for country life. We help you choose finishes that achieve both, such as porcelain tiles with good slip resistance in warm tones, matt tapware that hides water marks, moisture-resistant vanities with durable edges and grout colours that stay looking clean.
Waterproofing to AS 3740
Every bathroom, ensuite and laundry we build in Nar Nar Goon is waterproofed to AS 3740. We prepare substrates carefully, especially over timber floors, and install bond breakers at junctions, seal penetrations, fit puddle flanges at wastes, form doorway upturns and allow full cure times before tiling. Photographs of the membrane are provided at handover.
Older materials
Homes built before 1990 may contain asbestos in wall linings, floor coverings and other materials. We check before demolition and arrange testing and licensed removal where needed.
Heating and ventilation
Winters in Nar Nar Goon can be cold and foggy, particularly in low-lying areas. Exhaust fans ducted outside, heated towel rails, in-floor heating and insulation added during the renovation make bathrooms more comfortable and protect them from moisture.
Our process
1. Design consultation at your home.
2. Written scope and design.
3. Selections guidance.
4. Construction with careful sequencing and waterproofing to AS 3740.
5. Handover with a walkthrough, compliance certificates and care notes.
Commuters and scheduling
Many residents commute to Pakenham, Dandenong or Melbourne. We agree access arrangements, keep your home secure and send updates during the day so you can stay informed without being on site. Decisions are raised early so the build keeps moving.
Corner spas and what to do with them
A great many bathrooms and ensuites in Nar Nar Goon’s rural residences have a corner spa bath. They were fashionable in the 1990s and early 2000s, but many owners now find them hard to clean, slow to fill, rarely used and noisy. Their pumps and jets often fail with age. Removing a corner spa frees a large area that can be used for a generous walk-in shower, a freestanding bath, extra storage or simply more space to move. We remove the spa, assess the floor and walls beneath, which have often never been waterproofed to modern standards, and rebuild the area properly with waterproofing to AS 3740.
A bathroom for every stage of life
Nar Nar Goon has young families, established households and long-term residents who have lived in the district for decades. Each needs something different from a bathroom. Young families may want a bath for children and a durable, easy-clean room. Established households may want a calm ensuite. Long-term residents may want a level shower, grab rails and a comfortable toilet height so they can stay in their homes. We plan bathrooms that suit your stage of life now and adapt to what comes next.
Septic systems and bathroom products
Septic systems rely on bacteria to break down waste, and some bathroom products can upset that balance. Harsh chemical cleaners, large volumes of bleach and non-flushable wipes cause problems. When we hand over a new bathroom in a home on septic, we include care notes on cleaning products and practices that suit the system. Choosing a toilet with an efficient flush also reduces water use without compromising performance.
Brick veneer bathrooms from the 1970s and 1980s
Within the township and on many nearby blocks, brick veneer homes from the 1970s and 1980s are common. Their bathrooms have a familiar layout: a built-in bath along one wall, a shower recess with a tiled hob in a corner, a vanity with a laminate top beneath a mirror, a separate toilet next door and wall tiles in colours that were fashionable at the time. Many of these bathrooms have reached the age where the original waterproofing, if present, has failed. Grout is crumbling, tiles near the shower are drummy and the timber around the doorway may show signs of damp.
These rooms respond very well to renovation. Common changes include removing the bath to create a larger walk-in shower, or keeping a bath and replacing the recess with a level shower; combining the bathroom and toilet into one room; moving the vanity to a longer wall; adding recessed storage; and improving ventilation with a ducted fan. Because the homes are usually on concrete slabs, moving drains requires cutting the slab, so we explain clearly which layout changes are straightforward and which involve more work.
Planning around school and sport
Nar Nar Goon’s families are busy with school, sport and community activities. Renovating the main bathroom means a period without it, so we plan with you around the school calendar and family routines. School holidays can be a good time for some families, while others prefer term time when the house is quieter during the day. We sequence the work to keep the shower out of action for as short a period as waterproofing cure times allow.
Getting started
The first step is a design consultation at your home. Before we arrive, it helps to think about what you would change about your current bathroom and to gather photos of rooms you like. We take it from there.
Lifestyle blocks and growing families
Nar Nar Goon has many families who moved for larger blocks. As children grow, a second toilet, a separate shower or a renovated ensuite eases the morning rush. We look at whether an existing room can be reconfigured before suggesting an extension, because reworking space inside the house is usually simpler. Septic capacity is checked whenever fixtures are added.
