Between the ranges and the swamp country

Bunyip sits on the old Gippsland road at the point where the Princes Highway crosses the Bunyip River, on the boundary between Cardinia and Baw Baw shires. To the north, the land rises into forested ranges and the Bunyip State Park. To the south lies the flat, fertile country of the old Koo Wee Rup Swamp, drained more than a century ago for farming. The town itself has a main street, a station on the Gippsland line, a primary school and a growing number of new homes alongside older houses.

We renovate bathrooms, ensuites and laundries in Bunyip 3815 and the surrounding district, including rural properties to the north and south. Bunyip is an easy drive from our Drouin base along the freeway.

Bunyip homes

Bunyip’s housing reflects its history as a railway and farming town that is now growing as part of Melbourne’s outer commuter belt.

Older homes in town

Around the main street and older residential streets are weatherboard cottages and post-war homes, many on timber stumps. Bathrooms in these homes are typically small, sometimes located in a later rear addition, and often need structural attention beneath the floor before tiling. Galvanised pipes and old wiring are common and are replaced as part of a renovation.

Newer subdivisions

Newer homes have been built on subdivided land in and around Bunyip. These usually have concrete slabs and modern plumbing, with builder-grade bathrooms that owners want to upgrade. Larger showers, better storage, improved lighting and heated towel rails are popular.

Bush blocks and acreage

North of town, homes on larger bush blocks may sit among trees with steeper driveways, tank water and septic systems. Some are in areas with bushfire overlays, which can affect external building work, though internal bathroom renovations are usually not affected. South of town, farmhouses on flat country may have their own considerations, including drainage and ground conditions.

Water and drainage

Homes in town are generally connected to reticulated water and sewer. Outside town, tank water and septic systems are common. Tank water pressure depends on pumps and tank levels, and some homes have filtration systems. We choose tapware and shower heads that perform well at your pressure and plan drainage to suit septic systems, including toilets that work well with them.

Ground conditions in the south

The flat land south of Bunyip, part of the former swamp, can have soft or reactive soils and a high water table. Homes on these soils may experience movement, which can affect bathroom floors and walls. When we assess a bathroom in this area, we look for signs of movement, such as cracks in walls, doors that stick and uneven floors, and plan the renovation to accommodate them. Flexible sealants at junctions and bond breakers in the waterproofing are especially important where movement is likely.

Popular projects in Bunyip

  • Bathroom renovations in older town homes.
  • Ensuite upgrades in newer homes.
  • Laundry and mudroom renovations for rural properties.
  • Shower conversions for easier, safer access.
  • Leaking shower repairs in aging bathrooms.
  • Accessible bathrooms for residents ageing in place.

Bush blocks and practical design

Homes in the bush north of Bunyip see plenty of mud, leaves and dust. Laundries and bathrooms near entries benefit from slip-resistant tiles in mid tones, robust grout, plenty of hooks and storage and a floor waste so the room can be washed down. Tank water can carry sediment, so tapware with easily cleaned aerators and filters is helpful. Some households choose tapware finishes that show fewer water marks.

Waterproofing to AS 3740

Every wet area we renovate in Bunyip is waterproofed to AS 3740. Bond breakers at junctions, sealed penetrations, puddle flanges at wastes, upturns at doorways and full cure times before tiling are standard. Photographs of the membrane are provided at handover.

Older materials

Homes built before 1990 may contain asbestos. We check before demolition and arrange testing and licensed removal where needed.

Heating and ventilation

Bunyip winters can be cold and damp, especially in low-lying areas and among trees. Ducted exhaust fans, heated towel rails, in-floor heating and insulation added during the renovation make the bathroom more comfortable and protect it from moisture.

A growing town

Bunyip has been growing steadily as people look for a country lifestyle within reach of Pakenham and Melbourne. Many newer residents have bought older homes to renovate over time. A bathroom is often the first room people tackle. If you are planning several projects, we can help you think about how the bathroom fits into your longer-term plans.

Commuters and access

Many Bunyip residents commute west for work. We agree how we will access your home during the day, keep it secure and send updates and photographs at each stage. Decisions needed during the build are raised early so they can be made without holding up work.

Renovating in bushfire-prone areas

Some properties north of Bunyip sit in areas mapped as bushfire prone. Internal bathroom renovations are generally not affected by bushfire requirements, but external changes, such as new windows or vents in external walls, may need to meet specific standards. If your bathroom renovation includes a new window or changes to the external wall, we will discuss whether bushfire requirements apply and how they affect product choices. We also keep sites tidy and store materials safely, particularly during the warmer months.

Tank water and fixtures

Tank water can be softer than town water but may carry fine sediment, especially after heavy rain or when tanks are low. Sediment can clog aerators, shower heads and mixer cartridges over time. Choosing tapware with easily removable aerators and installing a sediment filter on the supply to the house help keep fixtures performing well. Pressure from pumps can fluctuate when several taps run at once, so thermostatic mixers that hold a steady temperature are a good choice for showers. We check your system during the consultation and recommend fixtures to suit.

Older bathrooms in rear additions

A pattern we see often in older Bunyip homes is a bathroom located in a skillion addition at the back of the house. These additions were commonly built later than the original home, sometimes by owners rather than builders, and they can sit on different stumps or a small slab, with a lower ceiling and a floor level that does not quite match the rest of the house. Over time, the junction between the addition and the original home can move, cracking plaster and tiles. When we renovate a bathroom in an addition like this, we check how it is supported, look for rot in the bottom plates and floor framing, assess the roof and ceiling for leaks and insulation, and plan the waterproofing to cope with any movement at the junction. Sometimes we recommend reinforcing the floor or replacing damaged framing before the new bathroom is built. These steps are not glamorous, but they are what make the finished room last.

Ventilation in rooms with low ceilings

Skillion additions and older rooms often have low ceilings with limited roof space, which makes installing a ducted exhaust fan harder. Options include wall-mounted fans that vent straight outside, inline fans with ducting routed through the available space, and windows that can be opened easily. We find a solution that removes moisture effectively without compromising the ceiling or roof.

Family homes and growing households

Bunyip has many young families, and a single small bathroom can be a pressure point. Where space allows, adding a second toilet, an ensuite or a powder room can ease the morning rush. We can look at whether drainage and floor space make this practical in your home.

Laundries near the back door

Bunyip families on acreage often come in from the paddock through the laundry. A tough porcelain floor with a floor waste, a deep tub with a hand shower and tall storage for coats and boots keep the mess out of the main house. These rooms are waterproofed like a wet area.
