A railway town with hills to the north
Garfield is a small town on the Gippsland railway line and the Princes Highway, between Bunyip and Tynong, in the Cardinia Shire. It has a main street with local shops, a station, schools and a strong community, surrounded by farmland and rural residential properties. To the north, Garfield North rises into forested hills on the edge of the Bunyip State Park, with winding roads and properties among the trees. To the south, the land flattens towards the old swamp country.
We renovate bathrooms, ensuites and laundries in Garfield 3814 and the surrounding district. It is a straightforward drive west from our Drouin base, and we are regularly in the area.
The homes of Garfield
Original township homes
Garfield’s older streets have weatherboard homes, interwar cottages and post-war brick houses. Many sit on timber stumps, and their bathrooms are often small, with a bath and shower combination and limited storage. Bathrooms in these homes may have been updated once in the 1970s or 1980s and are now well past their best, with failing grout, tired fittings and waterproofing that may never have met modern standards.
Newer homes
Like other towns along the corridor, Garfield has grown with newer homes on subdivided land. These generally have concrete slabs and modern plumbing but basic bathroom finishes. Upgrades to ensuites, showers, vanities and lighting are popular.
Hills properties in Garfield North
Homes in Garfield North and the hills often sit on sloping blocks among the trees, with long driveways, tank water and septic systems. Some homes are built on elevated timber floors on steep land, which affects how bathrooms are framed and accessed. Leaf litter and mud make practical laundries and entries important.
Water and drainage
Garfield township is generally connected to reticulated water and sewer, while rural and hills properties often rely on tank water and septic systems. We check your supply and drainage during the consultation and select fixtures and plan wastes accordingly.
Elevated floors on sloping blocks
Hills homes on sloping blocks often have bathrooms on elevated timber floors with open subfloors. These floors can be exposed to wind and cold from below, making bathrooms chilly in winter. During a renovation, we check the floor structure for stiffness and condition, add support where needed and suggest insulating the floor beneath the bathroom. In-floor heating can also make a big difference to comfort on these floors. Access beneath the floor for plumbing is often easier than in homes on slabs, which can make layout changes more practical.

Designing for the hills
In Garfield North and the hills, many homes enjoy views into the trees or across the valley. A bathroom window that frames a view can become a highlight of the room. Privacy is usually less of a concern than in town, so larger windows may be possible. Natural materials, such as timber-look vanities and stone-look tiles, sit well with the setting. Practical choices, such as mid-tone floor tiles and robust grout, cope with the dirt that comes inside on country properties.
Waterproofing to AS 3740
Every bathroom, ensuite and laundry we renovate in Garfield is waterproofed to AS 3740. On elevated timber floors, careful preparation of the substrate and floor structure is especially important, because movement can damage membranes. We install bond breakers at junctions, seal penetrations, fit puddle flanges at wastes, form upturns at doorways and allow full cure times before tiling. Photographs of the membrane are included at handover.
Older materials
Homes built before 1990 may contain asbestos-containing materials. We check before demolition and arrange testing and licensed removal where required.
Heating and ventilation
Garfield’s hills can be cool and damp, particularly among the trees. Exhaust fans ducted outside, heated towel rails, in-floor heating and insulation added during the renovation keep bathrooms warm and dry.

Access on steep and winding roads
Some properties in Garfield North have steep, narrow or unsealed driveways. We plan deliveries of tiles, vanities, baths and skip bins carefully, sometimes using smaller vehicles or arranging materials to be carried in. Heavy items like stone baths need special consideration. We look at access during the consultation so there are no surprises.
Community and local trades
Garfield has a strong local community, and many residents value working with businesses that understand the area. As a Drouin-based team, we know the roads, the weather and the homes of the district. We coordinate our trades to minimise disruption and keep you informed throughout.
Bushfire considerations
Parts of Garfield North are mapped as bushfire prone. Internal bathroom renovations are generally unaffected, but changes to external walls, such as new windows or vents, may need to meet bushfire requirements. We discuss this if your renovation includes external changes.
Renovating a bathroom in a family home
Garfield is home to many families, with schools close by and sport a big part of weekend life. Family bathrooms in older Garfield homes are often small and shared by everyone. A renovation can make the room work much harder: a bath kept for younger children with a shower over it, or a separate shower if space allows; a wider vanity, ideally with two basins; plenty of hooks for towels; storage for bath toys; and slip-resistant floors. Durable tiles and grout that hide marks keep the room looking fresh. If the home has room for a second toilet or powder room, adding one can ease pressure in busy mornings.
Tank water and hard-wearing fixtures
Hills homes on tank water may have variable pressure, and fine sediment can affect tapware over time. We recommend fixtures with easily cleaned aerators, a sediment filter where appropriate and thermostatic shower mixers that hold a steady temperature. On septic systems, we suggest toilets and cleaning products that suit the system.
A Garfield bathroom from start to finish
To give a sense of how a renovation unfolds here, consider a typical project in an older Garfield township home. The bathroom is small, with a bath and shower over, a short vanity, a separate toilet next door and tiles from the 1970s. Grout around the bath is cracking, and the skirting outside the door has started to swell.
At the design consultation, we measure the room and the toilet, look under the house through the subfloor access and find that the joists beneath the bath are stained but sound. The owners rarely use the bath, so we propose removing it and the wall to the toilet, creating one larger room with a walk-in shower, a wider wall-hung vanity, a recessed shaving cabinet and the toilet relocated to the far wall. Noggins go in for future grab rails.
During construction, the old room is stripped, the floor is stiffened with extra blocking, a compressed fibre cement substrate is laid, plumbing is relocated beneath the floor, and the room is screeded to fall to a linear drain. The membrane is applied to AS 3740 across the whole floor and up the required wall areas, then left to cure fully. Tiles go down, the vanity and toilet are installed, and the frameless panel is fitted. At handover, the owners receive photographs of the membrane, compliance certificates and care notes.
Every bathroom is different, but this sequence, built on careful assessment and patient waterproofing, is the same.
Selections for hills homes
In hills homes surrounded by trees, natural light can be limited. Lighter tiles, reflective surfaces and good artificial lighting brighten the room. Where views allow, a larger window brings the outside in.
Ensuites in newer Garfield homes
Newer homes on the edges of Garfield often include a compact ensuite off the main bedroom. Many owners want to replace a narrow framed shower with a wider walk-in shower and swap a single basin for a longer vanity with drawers. Where the slab allows, a linear floor waste lets the floor fall in one direction, so larger tiles can be used.
